Showing to Sell: Tips on Home Preparation
 
If you are thinking of selling your home, there are a number of things you can do to improve the overall impression made by your home. But first, you must learn to look at your home through the eyes of a buyer.
 
These are low cost and no cost improvements that will payoff when selling your home:
  • Open the draperies, pull up the shade and let the sunlight in.
  • Create a positive mood, turn on all the lights, day or night.
  • Install higher wattage light bulbs to show areas of your home more brightly.
  • Remove all clutter from each room to visually enlarge them.
  • Keep your home dusted and vacuumed at all times.
  • Have a plan to get home organized quickly. Utilize laundry baskets and bins to remove stray items quickly and place them in a closet or cabinet.
  • Air out your home one-half hour before showings.
  • Lightly spray the home with air freshener so it has a chance to diffuse in the air before the buyer arrives. You can also light an nice scented candle before the buyer arrives. Apple Pie scent is highly recommended.
  • Make sure the beds are made.
  • Bathrooms should be spotless! Have decorative and fresh towels just for showings.
  • Do not leave used towels around.
  • Re-caulk if caulking is not white.
  • Remove small kitchen appliances from kitchen countertops to enhance counter space.
  • Improve traffic flow by moving unnecessary furniture and knick knacks.
  • If you have numerous family photos, put some extra ones away so that the buyer can envision themselves in the home.
  • Fix any holes in the walls
  • Replace any doors, windows, screens, banisters, handrails, tiles, or fixtures that are damaged.
  • Remove or cover up any extension cords or exposed wiring.
  • Do not smoke in the house.
